Land Description: 1,600-acre tract with 4BR lodge. Has been managed over 10 years on upper end QDM. Limited to 6 total members. There is 1 opening. Excellent deer and turkey hunting. Some hogs. Land is a mix of pine and hardwood stands on upland sites, mature bottomland hardwoods along the creeks, roughly 1 mile of power line, and established food plots. Pine stands range from freshly replanted to 30-year-old second thinned stands. Established stands and food plots. Includes food plots, use of hunting lodge, lodge utilities, and fiber optic internet service.
Important Notices:
1. Individual Memberships: This lease is set up for individual memberships, not family or group membership. Each member is allowed an occasional guest. Game killed by a guest comes out of the member’s quota.
2. Initiation Fee: New members for this lease pay a one-time $1,000 initiation fee over and above annual dues. This weeds out club hoppers who are not committed long term. Also, it recognizes that a new member enjoys immediate access to property improvements (stands, campsite, food plots, mineral sites, etc.) without having contributed money or labor for them.
- An example of how it works: If annual dues are $3500 for a particular lease, then a new member pays $4500 ($3500 dues + $1000 initiation fee) upon joining and dues drop to $3500 the second year.
